An initial meeting is to gather the design brief,  key information for the project & assess the site conditions. The object is to explore & define the projects scope & opportunities to establish the projects design parameters.

Concept design is exploring a range of design solutions to meet  the project brief. These concepts may be developed through drawings and perspective sketches, computer or physical models and renders. 

Preliminary design is to confirm the concept design & define the project scope for the client, consultants & regulatory authorities.

Preliminary design will often be the point at which any planning or resource approval can be gained from the Planning  Consent Authority.

Developed design is the key stage where the preliminary design is refined by testing the ideas, setting out the projects scope & defining the construction works involved and thereby shaping the final design project.  

Detailed design will advance the developed design to a level of detail including construction details, materials, components, systems, and finishes. This level of detail allows a for construction contractor engagement & also regulatory consent approval for the Building Consent Authority.

Contractor procurement is the process of gaining competitive tenders from appropriate contractors for the project works. The tendering process will call for tenders, assess these tenders & the tenders’ capabilities. This creates the basis for contacting the project works.

Contract administration is the management of contractual and financial transactions during the construction of your building project.

Project observation is the important role in overseeing the construction phase of your building project with onsite visits and monitoring that the construction works follow the Architectural design.  This is not project or construction management which should usually be carried out by professionally qualified persons.
